Advanced Property Auction was formed by Richard Worrall, who having spent over 20 years in Estate Agency had seen the way people look at property dramatically change. Advanced Property Auction was established in the West Yorkshire area in 2018 and for the first two years offered the service mainly to independent estate agents in those surrounding districts. Success came from having a well-designed auction platform and developing a close supportive working relationship with several the property agents in the local area. Once the agents began to realise the advantages the system offers both to their clients and themselves the numbers of properties placed for sale on the site started to increase significantly and the business now operate successfully with a high volume of repeat and ongoing business coming from the network of agents that we work closely with resulting in increasing levels of income and profits for the agents and a 98% success rate for the property owners.
In 2020 we took the decision to expand the model on a nationwide basis through franchising. Franchisees are committed to their businesses and provide a high level of customer service to their clients and that’s what we need on a local level. Our business success in each franchise area is based upon the local relationships developed and maintained by the franchisee with the local independent estate agents – we don’t need to work with every estate agent in the area – we prefer to work with a smaller number who are really committed to the system and support them to be successful and offer the service to their clients.

Our online Auction property portal allows buyers to bid on properties and safely secure a sale by paying an upfront reservation fee. This gives both buyer and seller the security and peace of mind of knowing the sale will complete.
Large estate agents have been offering traditional “in the room” auction services to their clients for many years and some of them have moved to having an online option as well. Advanced Property Auctions works with smaller independent estate agents enabling them to offer the modern method of auctioning to their clients as an additional service to the traditional estate agency method of sale.
When a client’s property is suitable for an online auction method of sale they introduce the service them and use our documentation process to register the property for sale via our website and auction process and then we do the rest of the work. The average fee paid to the agent is £4000 per property which is significantly higher than the average estate agency fee and for a lot less time and work.
Fees are paid by the purchaser once the sale has been agreed and we offer a fee split to the agent that enables them to achieve a fee which is often three or four time higher than the agency fee that would have been achieved. The balance of the fee is then split between us and the local franchisee.
Quite often the franchisee’s fee is paid without the local franchisee having had any involvement in the sale at all – the local agent has listed the property and the auction has concluded without any input from the local franchisee who benefits from ongoing passive income which is a central part of the franchise model.
